Please read these Terms & Conditions carefully before using the PropVista platform. By accessing or using our services, you agree to be bound by the terms set out below. These terms govern all property search, enquiry, and advisory services offered through PropVista across the National Capital Region.

Talk to Legal TeamBy accessing, browsing, or using the PropVista website (propvista.in), mobile application, or any related services (collectively, the "Platform"), you acknowledge that you have read, understood, and agree to be bound by these Terms & Conditions and our Privacy Policy. These Terms constitute a legally binding agreement between you ("User") and PropVista Real Estate Advisory Pvt. Ltd., a company incorporated under the Companies Act, 2013, with its registered office in Gurugram, Haryana.
If you are accessing the Platform on behalf of a company, partnership, or other legal entity, you represent and warrant that you have the authority to bind such entity to these Terms. In such cases, "you" and "your" shall refer to that entity. If you do not have such authority, or if you do not agree to these Terms, you must not access or use the Platform.
PropVista reserves the right to refuse access to the Platform to any person or entity at its sole discretion. Your continued use of the Platform following the posting of any changes to these Terms shall constitute your acceptance of those changes. It is your responsibility to review these Terms periodically to ensure you remain in compliance with the current version.
The Platform is made available for lawful, non-commercial personal use to search, browse, and enquire about real estate properties in the National Capital Region (NCR), including Delhi, Gurugram, Noida, Faridabad, Ghaziabad, and Greater Noida. You agree to use the Platform solely for its intended purposes and in a manner consistent with all applicable laws, regulations, and these Terms.
You agree not to: (a) reproduce, duplicate, copy, sell, resell, or exploit any portion of the Platform without express written permission from PropVista; (b) use any automated tool, bot, scraper, or data-mining system to extract data from the Platform; (c) transmit any unsolicited or unauthorised advertising, spam, or promotional material; (d) attempt to gain unauthorised access to any portion of the Platform or its related systems; or (e) engage in any conduct that restricts or inhibits any other user's use or enjoyment of the Platform.
PropVista is a real estate discovery and advisory platform. We do not act as a real estate broker, developer, or financial institution. All transactions for the purchase, sale, or lease of property take place independently between buyers, sellers, landlords, and tenants. PropVista facilitates the initial connection and advisory process only, in accordance with the Real Estate (Regulation and Development) Act, 2016 (RERA) and applicable guidelines issued by the Haryana Real Estate Regulatory Authority (HRERA) and the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA).
Property listings published on the Platform are provided by developers, property owners, and authorised agents. PropVista makes reasonable efforts to verify the accuracy and completeness of listing information; however, we do not guarantee that any listing information — including price, area, amenities, availability, RERA registration status, or legal title — is accurate, complete, or current at the time of viewing. Listing information is subject to change without notice.
Users are strongly advised to independently verify all property details, including carpet area and built-up area as defined under RERA, approved building plans, encumbrance certificates, title documents, and any outstanding dues or charges, before making any financial commitment. PropVista recommends engaging a qualified legal professional and a RERA-registered real estate agent for any property transaction.
PropVista does not endorse any particular property, developer, or project. The inclusion of a property or project on the Platform does not constitute a recommendation or endorsement by PropVista. Any photographs, floor plans, renderings, or virtual tours are for illustrative purposes only and may not reflect the actual condition or final specifications of the property. Users acknowledge that actual properties may differ from their representations on the Platform.
Certain features of the Platform, including saving favourite properties, tracking enquiries, and accessing detailed project brochures, require you to create a registered user account. You agree to provide accurate, current, and complete information during the registration process and to update such information as necessary to keep it accurate, current, and complete. PropVista reserves the right to suspend or terminate your account if any information provided is found to be inaccurate, false, or misleading.
You are solely responsible for maintaining the confidentiality of your account credentials, including your password, and for all activity that occurs under your account. You agree to notify PropVista immediately of any unauthorised use of your account or any other breach of security. PropVista will not be liable for any loss or damage arising from your failure to safeguard your account credentials.
You may not transfer your account to any other person or entity. Each registration is for a single user only. PropVista reserves the right to refuse registration or cancel an account at its sole discretion, including but not limited to, cases where a user has previously violated these Terms or applicable law. Upon account termination, your right to use the Platform will immediately cease, though certain provisions of these Terms will continue to apply.
When you submit an enquiry through the Platform, you authorise PropVista and its partner agents to contact you via telephone, WhatsApp, SMS, and email regarding the property of interest and related offerings. By submitting an enquiry, you consent to being contacted for this purpose, which may include contact outside of standard business hours. You may opt out of such communications at any time by contacting us at hello@propvista.in or by using the unsubscribe mechanism in our email communications.
PropVista is not a party to any property transaction and does not handle funds, deposits, or payments related to property purchases or rentals. Any token amount, booking amount, or other payment exchanged between a buyer and seller, or a tenant and landlord, is entirely between those parties. PropVista accepts no responsibility for the outcome of any transaction initiated through the Platform, including but not limited to disputes over property ownership, title, possession, or refund of booking amounts.
Users engaging the services of a PropVista relationship manager or affiliated agent acknowledge that such advisory services are provided in good faith based on information available at the time. Any advice or recommendation regarding property suitability, pricing, or investment potential does not constitute financial, legal, or investment advice. Users are encouraged to seek independent professional advice before making any property investment decision.
All content on the Platform, including but not limited to text, graphics, logos, icons, images, audio clips, digital downloads, data compilations, and software, is the property of PropVista Real Estate Advisory Pvt. Ltd. or its content suppliers and is protected under Indian copyright law, the Trade Marks Act, 1999, and applicable international intellectual property treaties. The compilation of all content on this Platform is the exclusive property of PropVista and is protected by the same laws.
The PropVista name, logo, and all related names, logos, product and service names, designs, and slogans are registered or unregistered trademarks of PropVista Real Estate Advisory Pvt. Ltd. You must not use such marks without the prior written permission of PropVista. All other names, logos, and marks appearing on the Platform are the property of their respective owners. Nothing in these Terms shall be construed as granting you any licence or right to use any trademark or brand name displayed on the Platform.
You may access and use the Platform solely for your personal, non-commercial purposes. You may not download (other than page caching), modify, copy, distribute, transmit, display, perform, reproduce, publish, licence, create derivative works from, transfer, or sell any information, software, products, or services obtained from the Platform without the prior written consent of PropVista. Unauthorised use of the Platform or its content may give rise to claims for damages and may also constitute a criminal offence under the Information Technology Act, 2000 and its amendments.
Your use of the Platform is also governed by our Privacy Policy, which is incorporated into these Terms by this reference. By using the Platform, you consent to the collection, processing, and use of your personal information as described in our Privacy Policy. PropVista processes personal data in compliance with the Digital Personal Data Protection Act, 2023 (DPDP Act) and applicable rules thereunder.
You acknowledge that PropVista may collect, store, and process personal information including your name, mobile number, email address, location preferences, search history, and communication records for the purpose of providing and improving our services, delivering personalised property recommendations, and facilitating communication between you and our partner agents and developers. This data will be stored on secure servers located within India.
PropVista will not sell your personal data to third parties. We may share your contact information with our network of RERA-registered partner agents and developers solely for the purpose of responding to your property enquiries. You have the right to access, correct, and request deletion of your personal data in accordance with the DPDP Act, 2023. Please refer to our full Privacy Policy for details on your rights and how to exercise them.
To the maximum extent permitted by applicable law, PropVista Real Estate Advisory Pvt. Ltd., its directors, officers, employees, agents, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, loss of data, loss of goodwill, service interruption, computer damage, or system failure, arising from or related to your use of or inability to use the Platform, even if PropVista has been advised of the possibility of such damages.
PropVista's total aggregate liability to you for any and all claims arising out of or relating to your use of the Platform shall not exceed the amount, if any, paid by you to PropVista for services in the twelve (12) months preceding the date the claim arose, or INR Five Thousand (₹5,000), whichever is greater. This limitation applies regardless of the form of the action, whether in contract, tort (including negligence), strict liability, or otherwise.
PropVista shall not be liable for any failure or delay in the performance of its obligations under these Terms arising out of or caused, directly or indirectly, by circumstances beyond its reasonable control, including acts of God, natural disasters, pandemic or epidemic, governmental orders, strikes, or failures of third-party service providers including internet and telecommunications providers. This limitation of liability is a fundamental element of the basis of the bargain between you and PropVista.
The Platform and all content, services, and features available through it are provided on an "as is" and "as available" basis without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, title, or non-infringement. PropVista does not warrant that the Platform will be uninterrupted, error-free, or free of viruses or other harmful components.
PropVista does not warrant or make any representations regarding the accuracy, reliability, completeness, or timeliness of any content on the Platform, including property listings, pricing data, neighbourhood information, project status updates, or RERA registration details. Property market conditions in the NCR are dynamic and information may become outdated rapidly. PropVista does not warrant that any property listed on the Platform is legally clear, free from encumbrances, or available at the listed price and terms.
Any advice, opinion, recommendation, or information provided by PropVista relationship managers, advisors, or through the Platform should not be relied upon for making significant financial decisions without independent verification. PropVista expressly disclaims all liability for any inaccuracies, errors, or omissions in the information provided through the Platform. The use of the Platform and reliance on any information obtained through it is entirely at your own risk.
These Terms and Conditions, and any dispute or claim arising out of or in connection with them or their subject matter or formation (including non-contractual disputes or claims), shall be governed by and construed in accordance with the laws of the Republic of India, without regard to its conflict of law provisions. The Indian Contract Act, 1872, the Information Technology Act, 2000, the Consumer Protection Act, 2019, and all applicable rules and regulations shall apply.
Subject to the arbitration clause below, the courts of Delhi and Gurugram, Haryana shall have exclusive jurisdiction over any dispute arising under or in connection with these Terms. By using the Platform, you irrevocably submit to the personal jurisdiction of such courts. If you are a consumer within the meaning of the Consumer Protection Act, 2019, you may also seek remedies before the appropriate Consumer Disputes Redressal Commission having jurisdiction over your place of residence.
Any dispute, controversy, or claim arising out of or relating to these Terms, or the breach, termination, or invalidity thereof, which cannot be resolved by good-faith negotiation within thirty (30) days, shall be referred to and finally resolved by arbitration administered under the Arbitration and Conciliation Act, 1996. The seat of arbitration shall be Gurugram, Haryana. The arbitration shall be conducted in the English language by a sole arbitrator mutually agreed upon by the parties. The award of the arbitrator shall be final and binding on both parties.
PropVista reserves the right, at its sole discretion, to modify, amend, or replace any part of these Terms at any time. We will provide notice of significant changes by updating the "Last Updated" date at the top of this page and, where appropriate, by sending an email notification to registered users or by displaying a prominent notice on the Platform. It is your responsibility to check this page periodically for updates.
Your continued use of the Platform after any modification to these Terms becomes effective constitutes your acceptance of the updated Terms. If you do not agree to the modified Terms, you must discontinue your use of the Platform immediately and, if applicable, deactivate your account. The most current version of these Terms will always be available at propvista.in/terms.php and will supersede all previous versions.
In the event of a material change that adversely affects your rights under these Terms, PropVista will make reasonable efforts to provide at least fifteen (15) days' advance notice before the change takes effect for registered users. Certain changes may be required by law or regulatory order, in which case advance notice may not be possible. PropVista may also update these Terms to reflect changes in our services, business practices, or to address emerging legal and regulatory requirements in the Indian real estate sector.
